Evolving Skyline

Cranes continue to serve as visual cues of Downtown St. Pete’s continued evolution. The following projects reflect a sampling of the types of development that continue to make Downtown a dynamic and vibrant place to live, work and visit.

3rd & 3rd

This sizable 33 story apartment development at 235 3rd St. S. is being led by St. Pete-based Echelon in partnership with Tampa-based Third Lake Capital. It will feature 268 rental units ranging from studios to two-story penthouse units on the top floor, all designed with high-end finishes and modern appliances. Ground level will have over 15,000 sq ft of ground-floor retail and restaurant space.

Art House

Downtown gains 244-unit luxury condo units with the completion of this project. Located at 235 1st Ave. S., next to 200 Central, St. Pete’s tallest office building, the 42-story tower is Kolter Urban’s latest Downtown St. Pete build. The building features 6,100 sq ft of ground-floor retail along one of Downtown’s major retail arteries, Central Avenue.

Halcyon at The Central

Downtown went more than three decades without seeing a new office tower; this will change in 2027 as the EDGE District gains 10 floors—130,000 sq ft of Class A office. Part of the mixed-use development called The Central, Halcyon will be surrounded by onsite retail and restaurants, an onsite 168 room Marriott Autograph hotel, 42 workforce rental apartments, a 530 car parking garage and venues for outdoor dining and gathering.

St. Pete Athletic Paddle & Social

A new facility opened in 2025 that put a very St. Pete spin on networking and wellness. Dubbed an urban country club, this 45,000 sq ft indoor sports and social club in the Warehouse Arts District offers members and day pass guests 14 indoor pickleball courts, two padel courts, six cabana-style table tennis stations, a boutique gym, sauna, cold plunge, a full-service restaurant and multiple bars, as well as a 6,000 sq ft members-only lounge.

JHACH Downtown Campus Expansion

The top-rated children’s hospital in Florida, Johns Hopkins All Children's Hospital (JHACH), is making a major infrastructure investment following findings from its most recent master facility plan. The 31,000 sq ft expansion of its existing Downtown campus will include four new operating rooms to make it the largest in the network, one new interventional radiology suite, six new behavioral health beds and MRI procedures will be administered within the permanent structure. A steam plant is being constructed adjacent to the hospital for power and instrument sterilization. This is an infrastructure hardening measure, mitigating potential operational interruptions to the existing method of piping in steam to the hospital. The Downtown campus is where the region’s sickest children are directed for care and where the resources, capital and skilled physicians continue to be focused. This expansion of infrastructure and critical care beds will open in late 2026.
